Is there anyone out there who would build with Ryan again?

Is there anyone out there who is happy with their Ryan home that would do it again? I've seen so many people say they would not.... anyone? anyone? Ugh!

  1. I am very happy with my Ryan home! The things that were not perfect they fixed and I am very happy with their service. While I know getting a fully custom built home would be wonderful, price-wise this is the next best thing.I think a big piece of that is knowing that NOTHING is perfect no matter who you build with, and that their service is what is the biggest factor. Long way of saying yes, and we are happy :-)

  2. So far our experience hasn't been to hateful. We close July 17th. We have had more issues with NVR closing and switching to an outside lender. Building process wise everything has been great.

    1. GREAT! Did you lose incentives when you switched to an outside lender? We are shopping around but have $5000 in incentives that we'll lose.

    2. We did not lose it. But we had to fight really hard for them! We were actually told that we would still get them if we used an outside lender. Only if NVR could not match the rate and closing. Well we found an outside lender who let us lock 70 days out and paid most of our closing so they could not match since the rates have been climbing. I saved all documentation/communication between myself and NVR/Ryan. Thankfully I was able to prove we were in fact told we would get it. I am not sure how yours works but our incentive actually came off the loan amount. It was not "closing cost assistance." I have noticed several other bloggers having the assistance which is where I could see them getting away with not keeping it. I had some blogs about this but had to take them down after they honored the incentive. Because they said it was not a normal circumstance.

    3. We did lose our incentives ($3000) but the interest rate and significantly lower closing costs we got from an outside lender more than made up for it. Even though we had to raise the purchase price by $3K our monthly payments were still lower! I would say definitely shop around and compare!!

  3. I'm probably not fully qualified to answer, since I haven't closed yet, but so far, I would say yes. Of course it hasn't been a journey without frustration, but I suspect every journey will have it's frustrations....maybe I'll update in September, after I've moved it a bit. But I think my answer would be the same.

    Hoping things look brighter for your build!!

  4. I would. It wasn't without hiccups, but it wasn't horrible. I'm only a few weeks in though. Knock on wood!

  5. We would build again for sure, we would do things a little differently, but then again, wouldn't we all! You can't expect the kind of quality and craftsmanship of a 700k custom home, but in our area of Pittsburgh, PA all of the resales are 10-20 year old maronda, ryan, or heartland, and they are MORE per sq ft than a brand new ENERGY STAR home. It just was a no brainer for us, and we do love out home. We have a small lot, but we are 10 min. from the 20th largest city in the country so I guess we have to adjust our expectations! I think we made a really good investment.

  6. we would do it again....BUT, I think a lot has to do with your sales rep and PM.
    I had a very cool PM that worked with me on "extras". (self installed wire outlets for speakers, wider drive way, insulated garage cold walls, etc...)
    Also, I think you have to be informed on WHAT you can do. Little things that can make your house "better" like moving the dryer vent higher for easy access is something YOU have to figure out and ask for.
    all in all, we are very happy with our house and we have NO regrets....except that darn dryer vent hole, I really wish I would have figured that one out earler!

  7. I am not sure. I'm in the process now, it's only been a week past the Pre Drywall meeting. I've been/still am frustrated. Feeling hopeless about some of the decisions that were made that seriously affected the appeal of our home (ultimately forcing them to put a flight of stairs in our garage). I see things and bring them up, I get told they will get addresses but can't be sure they won't just cover it up......I think the worst thing, for me at least, is I feel like the communication is seriously lacking.

    I know though that my husband and I are going to love the home when it's all done.

    Honestly, I just want this whole process to be over with and done with it.

  9. I would have to say that I most likely would not. We have been in our house for a little over a year, and we have had multiple issues post-closing. I'm hoping the framing was done well because the finishes sure weren't. Drywall, painting and finish carpentry are very sloppy. The creaking floors that they wouldn't fix are one of my biggest irritations right now. My kitchen creaks like crazy as do my foyer and stairs. I'm hoping that when I replace the poor quality flooring (that we paid extra to upgrade), that we will be able to fix the floors.
